Terms of Service

These terms govern your use of Local Area Search and your purchase of our reports. By using this site or buying a report, you agree to these terms. If you do not agree, please do not use the service.

Local Area Search is operated by Property Corner Ltd, a company registered in England & Wales (company no. 04591334), registered office 59 Eastern Road, Romford, Essex, RM1 3PB. Contact: support@propertycorner.co.uk.

Our reports compile information about a UK postcode from public and third-party datasets, delivered as a PDF for general information and guidance only.

IMPORTANT: A Local Area Search report is NOT an official or government authority search. It is not a local authority search, conveyancing search, survey, or valuation, and it is not a substitute for any of these. You must not rely on a report, or submit or present it, as an official search or as the basis of any legal, conveyancing, mortgage, or other formal transaction. It is intended as a general guideline — for example, to help estate agents brief clients on an area, or to help buyers research a location. Always obtain formal searches and professional advice before making a property or financial decision.

You must be at least 18 and able to enter into a legally binding contract to purchase a report.

Reports are sold as a one-time purchase of £15.99 each (or the price shown at checkout). There is no subscription and no recurring billing.

Payments are processed by Paddle, which acts as our Merchant of Record and reseller of record for all transactions. This means Paddle, not Property Corner Ltd, is the seller of record for your purchase and handles billing, payment, invoicing, refunds, and related buyer protection. Your purchase is also subject to Paddle's terms and policies. We never see or store your card details.

Reports are digital and delivered electronically immediately after payment.

Your report is a digital product delivered immediately after purchase. If you are not satisfied, you may request a refund within 14 days of purchase by contacting us at support@propertycorner.co.uk or by contacting Paddle directly at paddle.net.

As our Merchant of Record, Paddle processes and handles all refunds, and refund requests are assessed and issued by Paddle in line with its refund policy. Because reports are digital and delivered instantly, refunds are granted at Paddle's discretion. This does not affect your statutory rights in respect of digital content that is faulty or not as described under the Consumer Rights Act 2015. If your report fails to generate or download, contact support@propertycorner.co.uk and we will re-issue it or arrange a refund through Paddle.

We grant you a limited, non-exclusive, non-transferable licence to use your report for personal reference or as a general guideline, including sharing it with a client as a guide (for example, an estate agent sharing it with a prospective buyer). You may use it freely within reason.

You may NOT: present or rely on a report as an official or government search; use it as the basis of any legal, conveyancing, or regulated transaction; resell or commercially redistribute reports as a standalone product; systematically copy, scrape, or extract our data or compilations; or remove our branding.

The report format, compilation, branding, and this website are owned by Property Corner Ltd. Underlying data belongs to its original public and third-party sources. Nothing in these terms transfers ownership of any intellectual property to you.

You must not misuse the service, including by using bots or scrapers, attempting to reverse engineer or disrupt the site, reselling access, misrepresenting reports as official searches, or using the service for any unlawful purpose.

Reports are provided 'as is'. Data may be inaccurate, incomplete, or out of date, and we do not guarantee its accuracy or currency. To the fullest extent permitted by law, Property Corner Ltd is not liable for any loss or damage arising from your use of, or reliance on, a report, and our total liability for any claim is limited to the amount you paid for that report. Nothing in these terms limits liability that cannot be limited under UK law, including for death or personal injury caused by negligence, or for fraud.

We may refuse, suspend, or cancel orders or access to the service (issuing a refund via Paddle where appropriate) if you breach these terms or misuse the service.

We may update these terms or the service from time to time. Changes apply to purchases made after they take effect. The 'last updated' date above shows when these terms were last revised.

These terms are governed by the laws of England & Wales, and disputes are subject to the courts of England & Wales. If you are a consumer, you retain the benefit of any mandatory protections and local court rights under the law of your country of residence.
